How to Handle Landscaping When Selling in a Heatwave

Selling your home during a heatwave presents a unique set of challenges, especially when it comes to landscaping. Brown patches, wilted flowers, and drooping shrubs can quickly detract from your property's curb appeal, even if the rest of your home is picture-perfect.

Use these tips to keep your yard looking its best for buyers this summer, regardless of how high the temperature rises:

1. Prioritize Smart Watering

During a heatwave, water efficiency is key. Therefore, you should focus on watering early in the morning or late in the evening when evaporation rates are lower. Additionally, understand that deep watering less frequently is more beneficial than shallow watering every day, as it encourages roots to grow deeper and better tolerate heat. You'll want to prioritize the most visible areas, like the front lawn and any high-impact flower beds. If local water restrictions are in place, use mulch to retain moisture and reduce the need for daily watering. This also adds a tidy, polished look to your beds.

2. Go For Heat-Tolerant Plants

If you're refreshing your landscaping before listing, consider choosing drought and heat-tolerant plants such as lavender, salvia, black-eyed Susans, or ornamental grasses. Native plants are also a good bet, as they tend to be better adapted to this kind of climate and require less maintenance overall. Potted plants can additionally add life to patios and entryways. Just ensure you stick to hardy varieties and group them for easier watering.

3. Mow and Edge With Care

Keep the lawn trimmed, but avoid cutting it too short during a heatwave. This can stress the grass and lead to more browning. When mowing, ensure the mower blade is raised slightly and edge the lawn for a neat appearance that enhances curb appeal without damaging your turf.

4. Clean Up the Details

Heat can make even small flaws more noticeable. Therefore, it's essential to move dead branches, yellowing leaves, and spent blooms regularly. Keep walkways and patios swept and free of debris. A tidy yard gives the impression of a well-maintained home, even on the scorching hottest days.

5. Add Shade and Color Strategically

If your outdoor areas feel too hot and uninviting, consider adding temporary shade with umbrellas or sun sails to make them more inviting. These not only make the space more comfortable for buyers touring your property, but also suggest your backyard is livable even in the heat. A few colorful pillows or planters can brighten up shaded porches or decks, drawing attention away from sun-scorched areas.

6. Include Convenience Features

Landscaping features like drip irrigation, xeriscaping, or artificial turf make your yard easier to maintain. These elements will not only make your lawn look great, but they can also be appealing to buyers who want a beautiful yard without the high maintenance.

With a bit of planning and smart upkeep, your yard can stay show-ready, heatwave or not. Curb appeal starts at the curb, and a well-maintained exterior can help your home stand out, even when the temperature is working against you.
