The Pros and Cons of Selling Your Home As-Is

If you want to sell your home, you may wonder if you need to renovate it before listing it for sale. There is much to consider as selling your home "as-is" has pros and cons.

The Pros

  • Get it on the market sooner: Although cosmetic fixes such as painting walls or power-washing your deck or driveway may only take a weekend or a few weeks, kitchen and bathroom remodels take about 6-8 weeks to complete. Major renovations like foundation repairs or adding a second story to the home can take up to a year.
  • Save money: According to Rocket Mortgage, Americans spend an average of $22,000 per home renovation. Kitchen remodels can cost anywhere from $26,000 to $154,000, while a garage remodel typically costs around $4,000.
  • Avoid added effort: Selling your home is a challenging feat. Along with saving money, you also save yourself the effort of budgeting, finding contractors, and negotiating with buyers when you sell your home as-is. 

The Cons

  • It could take longer to find an interested buyer: If your home needs updates or substantial repairs, many prospective buyers will be quickly turned away, even if the home is priced modestly.
  • You will make less money on the sale: Without updates, your home will be appraised for a much lower market value. According to iBuyer, "Homes sold as-is can go for 10-20% less than comparable properties that have been updated or repaired."
  • Buyers are more likely to negotiate: Buyers are more likely to try and negotiate a lower price if issues or needed repairs are found during the home inspection.

Other Factors to Consider

  • The Home's Condition: If you have an older home experiencing major problems such as cracked walls or structural or plumbing issues, you should consider larger renovation projects before putting the property up for sale. If your home is in good condition, repainting a few walls and tidying up should suffice.
  • Your Selling Timeline: When selling your home in a rush for reasons like job relocation, you may not have enough time to take on major renovation projects before listing it for sale, even if you want to. 
  • Your Budget: As mentioned before, renovations can be quite costly. If you don't have it in your budget to cover the costs of these projects and would have to take out a loan, it likely isn't worth it.
  • Current market conditions: The state of the market is an important consideration, as it will be easier to sell your home as-is in a sellers' market where buyers have fewer options. It will be much more difficult in a buyers' market where you compete with other sellers. 

Selling your home is a substantial undertaking. You want everything to go smoothly and ultimately profit from the sale. Consider all the necessary factors, pros, and cons for the best outcome as you prepare to sell.
